Common Questions about Plumbing in Hervey Bay

A leaking toilet isn’t always obvious. In many cases you won’t hear it running or see water flowing into the bowl, but it can still waste hundreds of litres a day. A simple check is to touch a piece of dry toilet paper to the back of the bowl just beneath the rim, if it becomes wet, water is likely leaking in. Another test is to add a few drops of food colouring to the cistern without flushing, then check the bowl after 15 to 30 minutes. If the water has changed colour, the cistern is leaking and should be repaired.

In our opinion, yes. Flexible braided hoses are one of the most common causes of significant internal flooding we attend. Older hoses use stainless steel braiding around a soft rubber inner tube, and over time that steel can rust and lose strength, which can cause the rubber tube to rupture without warning. Newer hoses use Nylon reinforcement with an internal PEX (Cross-linked Polyethylene) water pipe, the same material used to plumb new homes, and are far more durable. Given how low-cost replacement is compared to repairing a flooded home, replacing ageing hoses before they fail is one of the simplest preventative steps a homeowner can take.

Yes, it does. Proximity to the beach and exposure to salt air both play a part, along with the quality of the plumbing fittings and where they were made. All fittings need to be compliant for installation in Australia, but different countries have different build and manufacturing standards.

Older Homes and Suburbs

The most common problems we see in these older suburbs, including Scarness, Torquay, Urangan and Pialba, are associated with either water pipes or drainage pipes. With these older homes, the water pipes can be constructed out of galvanised steel, which tends to corrode from the inside out. This restricts water flow and reduces the quality of the water.

In relation to the drainage pipes, a lot of these older homes have drains constructed out of what’s referred to as earthenware, essentially one-metre lengths of clay pipe pushed together and sealed with a soft rubber ring. Over time, this seal deteriorates and loses its plasticity, allowing tree roots to penetrate the drain.

Due diligence, 100%. Make sure the home’s plumbing is compliant. With older homes in Urangan, Torquay, Scarness and Pialba, there have often been a lot of extensions and add-ons over the years, sometimes done DIY. A pre-purchase plumbing inspection, combined with a quality conveyancing solicitor, a building and pest inspector, and an electrical inspection, will uncover this and expose any red flags you need to be aware of. It’s an investment to get these inspections done, but it really can save you thousands, if not tens of thousands, of dollars. Ask us for a referral.

Newer Estates and New Builds

With some of the newer areas like Wondunna, Nikenbah and Eli Waters, and new estates popping up in older areas like Toogoom, Burrum Heads and River Heads, there are various factors that can affect water pressure.

It starts with the supply. If the supply isn’t sufficient to service the area or the number of new homes, there’ll be unpredictability with pressure, and it depends on how many people are using water at the same time. Peak periods like 7–9am and 5–8pm will show noticeable differences.

Then there are the internal factors, like pipe sizing and installation methods. There can be a big difference between what’s acceptable by law and what’s considered best practice. Incoming pipe size, the number of water feed inlets into a house, and hot water installation methods all affect the pressure in the house.

In newer areas like Nikenbah, Eli Waters, Urraween and Wondunna, to name a few, an independent practical completion inspection is highly recommended.

It typically covers a CCTV check of the drainage lines, to identify construction debris that could cause a blockage, collapsed or sagging pipes, or missed connections, along with a pressure test to confirm the incoming pressure is below the accepted 500 kPa level, a general plumbing connection inspection, and a hot water system commissioning check.

Some of this, like hot water temperature, functionality and other standards, will be checked as part of the final council plumbing inspection. Others, like the CCTV inspection in particular, won’t be.

A six-month check to start with, just to make sure everything’s working the way it should. Sometimes some of the PVC fittings will loosen off with hot water running through them.

After that, we’d recommend a basic visual inspection every two years, checking things like flexible hoses and any other maintenance issues that may be developing. The earlier we can catch these, the cheaper they are to fix.
